A Bunk House room is an over-sized bedroom with dedicated parking at your door, it is equipped with a full kitchen. It is as economical as a hotel room in town but offers the ambiance of the Ranch, along with many unique amenities available here. Because that Bunk House also serves as a "guesthouse" for the visitors of our tenants who need an extra bedroom and bath on the premises, please contact Guest Services for exceptions to the 3 night minimum.
Thank you for choosing the Texan Guest Ranch as your home away from home! We look forward to welcoming you as our guest. By making this reservation you are entering into an agreement with the Texan Guest Ranch. Please read the terms and conditions to this agreement below.
A nonrefundable reservation fee is required to reserve the unit requested for the dates specified. Upon check in, the reservation fee will convert to a refundable security deposit, provided that all terms and conditions have been met. First month rent is due and payable at check-in. All units are completely furnished, including fully equipped kitchens, linen service, basic cable TV, high speed internet, and housekeeping service. Housekeeping is once per week and includes changing bed and bath linens, dusting, sweeping/vacuuming floors and cleaning the bathroom(s). Linen service includes sheets, pillowcases and three (3) towels sets per person per week. All one-bedroom units (1 through 45) are “ALL BILLS PAID.” All other units are bills paid EXCEPT for electricity, which is billed separately to the tenant. There is a 5% discount off monthly rental rate if tenant opts to provide own bed and bath linens. (No discount may be applied in conjunction with another)
Reservations will be considered confirmed once deposit and rent payment have been received. Cancellation of a reservation for which a deposit or payment has been made or termination of the right of occupancy could occur under any of the following circumstances:
Texan Guest Ranch will refund tenant’s deposit within 30 days of vacancy. Percentage of return is contingent upon tenant’s having met all the terms of this agreement, returned all keys, dishes cleaned and put away, trash removed, and premises left clean and orderly. A requisite cleaning fee of $50.00 for 1-bedroom units, $75 for 2-bedroom units, and $100 for larger units will be deducted from the security deposit. (NOTE: Damages, excessive “wear and tear” or exceptionally dirty units will incur additional charges.)
This lease will automatically renew on a month to month basis unless written notice of termination is given by either tenant or management at least ten (10) days prior to the end of agreed lease term.
Tenant is liable for any damage to the premises caused by intention or negligence by tenant, his agents, employees, or guests. Tenant must call or request repairs to management and allow reasonable time to complete repairs. Replacement of batteries and light bulbs are the responsibility of tenant. Smoke detectors are tested prior to occupancy by tenant. If the detector’s battery fails during tenant’s occupancy, it is the tenant’s responsibility to replace the battery.
Texan Guest Ranch retains the right to enter unit for housekeeping services, repairs and/or inspections at reasonable hours. If the property is not being properly cared for, tenant will be required to pay additional deposit or vacate so that the Texan Guest Ranch is protected against damage.
Unit shall not be occupied by any person(s) other than individuals specified at check-in and shall be limited to 2-person occupancy per bedroom (1BR=2, 2BR=4, 3BR=6). All units are non-smoking ($200.00 fine if in violation). Pets are only allowed in designated “pet friendly” units and tenant MUST have signed Pet Addendum and paid pet deposit. Furniture cannot be removed from unit and unit cannot be used for commercial purposes. A $25.00 late fee will be applied each day commencing on the 5th day after monthly rent is due.
Overnight guests must register with the office and are limited to a maximum visit of 3 nights. NO sleeping on sofas or recliners, so please request a rollaway bed from the office.
No charge for 1st occurrence; $10.00 for subsequent occurrences.
1 space per tenant. Please register overnight guest’s vehicle with the office to facilitate better security monitoring. (Trailers, boats, etc. must be preapproved and parked in designated area)
A private mailbox will be assigned to each tenant staying 30+ days. Mail for shorter term tenants and UPS, FedEx and USPS packages may be picked up at the mail center in the lobby.
-Children must be supervised at all times. No one under the age of 18 is permitted in the workout or pool areas without the tenant in attendance.
-Speed limit at Texan Guest Ranch is 5mph. Pedestrians have right of way
-Lobby is open from 7am-7pm Mon-Sat, complimentary coffee and daily paper provided
-Dining Room and Kitchen Use must be approved and scheduled by management
-Pool, Laundry and Workout Facility hours are 7am-10pm daily (tenants only)
-Pergola and fire pit use hours are 7am-10pm daily
-Swimming pool: Maximum 2 guests per unit and tenant must accompany guests, must wear proper swim attire (no cut-offs, shorts, gym trunks, etc.) Please follow all the rules posted in pool area. Please don’t use TGR towels for the pool—use towels provided in the plastic container next to ice machine.
For rentals of ONE (1) WEEK or less, TENANT agrees to pay a NON-REFUNDABLE Pet Deposit of $125.
For rentals of more than ONE (1) WEEK, TENANT agrees to pay a NON-REFUNDABLE Pet Deposit of $250.
